Introduction to the SSTEC Eco-business Park (SSTEC EBP)

The SSTEC EBP is developed and operated by SSTEC, and located in the core area of the Start-Up Area of the Eco-City, covering an area of 26.6 ha. It mainly attracts industry clusters of electronics and infocomm, biomedical sciences and smart low-carbon industries to build a core green industry park in Northern China.

The SSTEC EBP is in close proximity to residential communities, schools, hospitals, community centres and other amenities. It is also highly accessible. The rail transit Z4 Line (under construction) will have a station next to the EBP.

The SSTEC EBP provides a diverse and ideal working space with supporting amenities for enterprises, such as public conference service centre, public service cloud platform, and enterprise exchange and exhibition area; restaurant, cafe, gym, 24-hour convenience store and other facilities; the Central Green to create a garden-like work environment; the shuttle bus to provide a convenient transportation for employees.

Besides a variety of leasing offices, there are industrial lands available in the SSTEC EBP to be purchased by enterprises and build their own office buildings.

At present, many well-known enterprises and institutions have settled in the SSTEC EBP, including the Institute for Electronic and Information Technology in Tianjin of Tsinghua University, Keppel, CHN Energy, Blue Focus, Tianjin Zhongyun Group and State Grid Ruijia, etc..

Introduction to the Buildings in the SSTEC EBP

There are a total of 11 buildings in the SSTEC EBP, including The Landmark (The LM), The Enterprise, Ready-Built Offices (RBOs) and the Low Carbon Living Lab (LCLL), which all comply with the Green Building Evaluation Standards.

The LM is the tallest office building in the Start-Up Area of the Eco-City. It is the landmark of the SSTEC EBP and the office of SSTEC. The LM comprises a tower block and an annex block with a total Gross Floor Area (GFA) of 65,448 sqm, mainly attracting SOEs directly under the central government, SOEs and leading corporations to set up offices here. The 9-storey tower block has a GFA of 30,706 sqm with a floor GFA of 1,585 sqm. The 7-storey annex block has a GFA of 17,852 sqm with a floor GFA of 2,355 sqm. Leasing units range in size from 130 to 2,355 sqm.

The Enterprise is a specialised facility to house R&D companies and activities. The Enterprise creates an ideal and vibrant work environment that is conducive to research and innovation. At present, the entire building has been leased by the Institute for Electronic and Information Technology in Tianjin of Tsinghua University.

There are 8 RBOs with a total GFA of 83,256 sqm. With their unique green building and artistic features, the RBOs create an inspiring work environment conducive to research and knowledge-intensive activities. The RBOs also provide convenience and flexibility for companies looking to settle in quickly. Each RBO has a block GFA of 6,000 sqm-8,000 sqm with a floor GFA of 1,100 sqm-2,000 sqm. Each leasing unit has an area of approximately 200 sqm-2,000 sqm.

LCLL is a high-quality green office building with Singapore DNA, which was developed by SSTEC with the support of Singapore’s Ministry of National Development, Building and Construction Authority of Singapore, Enterprise Singapore, and the China-Singapore Tianjin Eco-City Administrative Committee.

The 5-storey LCLL has a block GFA of 9,899 sqm. 1st floor of the LCLL has a floor GFA of 1,773 sqm; the 2nd floor has a floor GFA of 1,781 sqm; the GFA of each floor of 3rd to the 5th floors is about 2,085 sqm. Since its completion, LCLL has been awarded the BCA Green Mark Platinum Award and 3-Star Awards for China’s Green Building Design and Operation Label. etc. On 1 July 2015, His Excellency Dr Tony Tan Keng Yam, then-President of the Republic of Singapore, visited and inaugurated the opening of the LCLL.

Covering a land area of 30 ha, the Information Park (Info Park), located in the Central District of the Eco-City, has attracted major companies to establish their cutting-edge information, data and cloud technologies and also set up facilities for information cluster, IoT, cloud computing, data hub and telecommunications. The Park is also home to the Smart City Operations Centre, the “city brain” of the Eco-City, which integrates, monitors, analyses and manages city-wide public utilities infrastructure, public services and emergency management.

Prominent tenants in Info Park include Huawei and Alibaba. Huawei Binhai Base has been providing Software Development Cloud and City Industry Cloud services. The Software Development Cloud services cover new technology areas such as the new generation of information technology, smart city, big data, intelligent manufacturing, and Internet of Things. The City Industry Cloud services support the development of the government grid governance platform, National Animation Industry Park’s animation rendering platform and the Maritime Museum’s booking service system, etc.

Alibaba’s Taobao University has established a cross-border e-commerce base in the Eco-City, focusing on the incubation and cultivation of livestreaming e-commerce merchants.
